Your questions answered
01
Is my project viable?
We’ll run a viability check early on to test the site, budget, planning likelihood and timeline. If it doesn’t stack up, we’ll tell you, so you don’t waste time and money.
How can I finance this project?
We design with returns and cost‑control front of mind, which helps you secure finance more easily because lenders and investors like clarity.
Can I get planning permission?
We assess planning policy, design constraints and local context up front, and build a strategy to make it as likely as possible. But we always flag risks honestly.
How long will it take?
There’s no one‑size timeline: feasibility, planning, procurement and delivery all vary. We’ll give you a realistic programme early, monitor it, and update you if anything changes.
02
When should I bring you in?
As early as possible, ideally during site appraisal or brief development. The sooner we join, the more value we can create (and the fewer sunk costs you’ll face).
Can you take over from another architect or design team?
Yes, we’ll step in, review what’s been done, identify gaps or risks, and re‑set the brief/design process if needed. We’ll always offer a clear view of whether it’s worth proceeding.
What is your fee structure?
Our fees are based on scope, complexity and risk. Fixed‑fee, stage‑based or retainer models are all possible. You’ll know what you’re paying for and why.
How do you manage consultants and contractors?
We coordinate the team, lead the design process, keep everyone aligned, and drive design decisions with cost, planning and buildability in mind.
03
Do you handle design compliance?
Yes, we have strong technical and regulatory capability, and act as principal designer when needed, so you can rely on one team for design and compliance.
What happens if the project scope changes?
We’ll flag impact to budget, programme and risk as soon as it arises. Scope change triggers a review and, if required, a revised fee or programme so you stay in control.
How do you approach façade recladding or remediation work?
We were early movers in this field and bring specialist knowledge in façade risk, buildability and regulation, so clients can rest assured that we understand the process completely.
What is conceptual vs construction design?
Conceptual design turns your brief into a viable proposal. Construction design is when we turn that proposal into build‑ready information: drawings, specs, contractor coordination.
04
What measurable outcomes can I expect?
We’ve helped clients deliver faster approvals, reduce cost risk, save time, and improve long‑term performance. We’ll set key metrics with you at the outset.
How do you ensure costs stay under control?
By aligning design decisions with budget and risk from day one, maintaining rigorous cost oversight and picking buildable, compliant solutions.
What makes you different from other architecture firms?
We blend commercial clarity with design and regulatory strength. No design for design’s sake; everything is tested against budget, policy, programme and risk.
