GAA Design is thrilled to share a significant achievement: the successful attainment of planning consent for our ambitious project, featuring 27 meticulously designed apartments. This achievement is particularly noteworthy as our proposal faced a challenging journey, with initial recommendations for refusal.

In a testament to the dedication and expertise of our team, our proposal persevered through rigorous scrutiny and ultimately received the endorsement of the planning committee. The fact that our project was initially recommended for refusal underscores the complexity and innovative nature of our design, which often pushes boundaries and challenges conventions in urban planning.

The decision of the planning committee to be “minded to approve” our scheme speaks volumes about the merits of our design, the positive impact it will have on the community, and its alignment with the broader vision for the area. This achievement is a testament to our commitment to creating exceptional living spaces that not only meet the needs of our future residents but also contribute positively to the neighborhood and the city at large.

We are immensely proud of this accomplishment, which reflects our ability to navigate the intricate landscape of urban planning and secure approvals for visionary projects. The elevational treatment of this project embodies a thoughtful blend of architectural elements aimed at both aesthetics and functionality. It encompasses a harmonious fusion of recessed balconies, strategically placed windows, brick reveals, and cladding details. This approach is driven by a meticulous analysis of the surrounding area and a keen understanding of the local architectural context.

One notable observation during the area analysis is the prevalent use of white render on existing houses and nearby developments. In response to this, the proposal introduces a novel element: white brick. This innovative choice seeks to pay homage to the existing white render aesthetic while simultaneously injecting a fresh, contemporary dimension into the street scene. The deliberate contrast with bronze cladding elements creates a visually striking design that promises to uplift and revitalize the urban landscape.

Considering the need for privacy and comfort within the living spaces, obscure glazing is incorporated into select windows where there is potential for unwanted overlooking. These windows, which feature obscure glazing, are typically secondary windows or serve non-habitable areas such as staircases. This design choice not only enhances privacy for residents but also maintains the overall integrity of the building’s façade.

Addressing the issue of noise pollution stemming from Wellington Street and Wexham Road, a thoughtful solution is proposed for balconies facing the North and the West. These balconies will be enclosed with glass panels, effectively creating winter balconies. These glass panels will be designed as sliding doors, affording residents the flexibility to open them as needed. This innovative feature not only mitigates noise disturbances but also extends the usability of these outdoor spaces throughout the year, enhancing the overall quality of life for residents.
