GAA Design was a relatively young and promising architectural practice when they were presented with a remarkable opportunity by the owners of the Queensmere Shopping Centre. This opportunity was not only an honour but also a monumental leap for the practice, as it marked the largest project they had ever been commissioned to undertake at that point in their journey. With excitement and determination, GAA Design embraced this challenge, setting forth on a transformative three-year journey that would significantly shape the trajectory of the practice.
The undertaking of redeveloping the Queensmere Shopping Centre was no small feat. It demanded a series of redesigns and intensive consultations with the Local Authority, reflecting the practice's commitment to creating a project that seamlessly integrated into the fabric of the community. As part of their diligent approach, GAA Design went a step further and presented their evolving scheme to the Commission for Architecture and the Built Environment (CABE). This engagement with CABE provided valuable insights and feedback, allowing the practice to refine and improve the design.
The road to success was not without its hurdles. The scheme faced scrutiny when presented at committee meetings, necessitating amendments to meet the expectations and standards set forth by the Local Authority. In response, GAA Design swiftly developed a concept scheme that resonated with the planners, demonstrating their adaptability and creative problem-solving skills. This concept scheme served as a promising foundation, and GAA Design dedicated themselves to further refining and perfecting it.
The culmination of this arduous but rewarding journey was the approval and consent for the redevelopment scheme. The new design envisaged the addition of 1160 square meters of retail space, including key anchor store areas to the east of the site. Additionally, it featured a spacious car park and an impressive 675 apartments. This multifaceted project showcased GAA Design’s ability to balance various elements, from retail to residential, within a cohesive architectural vision.
Notably, GAA Design’s scheme incorporated a palette of materials that resonated with the identity the planners sought to establish for the town. The distinctive signature curved facades of the residential towers added a touch of elegance and uniqueness to the development, contributing to the town’s evolving character.
In retrospect, the successful completion and approval of the Queensmere Shopping Centre redevelopment marked a pivotal achievement for GAA Design.
